Runde & Partners is a full-service real estate appraisal and valuation consulting company with over 30 years of experience in the Bay Area. We use those three decades of experience to navigate a wide range of valuation problems.

Our philosophy leverages old school practices in a data-driven world: We embrace technology to capture all relevant data and perform sophisticated analytics while remembering that nothing replaces first-hand discussions with market participants and old-fashioned shoe leather. This old school-new school approach delivers the best of both worlds—solid data alongside an understanding of the context and nuance of that data.

Co-Founder

Tim Runde, MAI, LEED AP, has over 30 years of experience valuing real estate. His primary market area is the Bay Area. He has a graduate degree in Real Estate Appraisal and Investment Analysis from the University of Wisconsin – Madison, earned under the direction of the late (and great) Professor “Chief” Graaskamp.

Tim maintains an active general appraisal practice in the San Francisco Bay Area. Areas of particular interest include special purpose properties, ad valorem tax assessment, and sports and entertainment venue valuation. He regularly provides expert services for litigation and arbitration proceedings and has provided expert testimony in a variety of venues including California Superior Court, US Bankruptcy Court, Delaware Chancery Court, and numerous assessment appeals board proceedings.

Tim is also a nationally recognized expert in green building valuation with a long-standing interest in the nexus between the built and natural environments. Undergraduate studies in Zoology coupled with his graduate degree allow him a unique perspective into the interplay of the environmental, social, and financial factors that sustainability introduces to real estate.

Tim is the co-author of Appraisal Institute textbook, The Valuation of Green Commercial Real Estate, and the co-developer of the Appraisal Institute course based on that textbook. He has published numerous articles on the valuation of green buildings and is instructor and course reviewer for the Appraisal Institute.

Co-Founder

Stacey Thoyre, MAI, WELL AP, brings a multi-disciplinary view to real estate valuation. She earned a dual undergraduate degree in Finance and Risk Management from the University of Wisconsin – Madison, and a graduate degree in writing from the University of San Francisco.

Real estate is multi-faceted and interconnected; credible valuation requires seeing a property as it connects to the market. Stacey has worked in a variety of disciplines including commercial insurance brokerage and risk management, writing, education development, and the health industry. This breadth of work experience allows her to excel at identifying real estate’s key connections—between the users of properties, the property owners and investors, and market trends.

Stacey is the co-author of the Appraisal Institute textbook, The Valuation of Green Commercial Real Estate, and one of the only appraisers who has earned the WELL AP designation. This credential builds on her prior experience as an American College of Sports Medicine (ACSM) Certified Exercise Physiologist, and signifies particular knowledge and expertise regarding the health effects of the built environment.

In addition, she’s presented nationally on the topic of sustainability’s impacts on real estate valuation and has co-authored several articles on green building valuation. She in an instructor for the Appraisal Institute and has served as a course developer and reviewer for qualifying and professional development appraisal education related to report writing and green building.
